Maison Jar:  2018-2019

Single Family Home Flip in Rockland

This was our very first project and it was a huge undertaking. It was a hoarder’s house and it had been abandoned for 5 years. The house was jam packed with stuff and took ten 40 yard dumpsters to empty.

This project was a collaborative effort, as we joined forces with a seasoned general contractor through a joint venture partnership. Our investment extended beyond just finances; we poured our own sweat equity into the endeavour. It became an invaluable learning experience, offering a wealth of insights into the realms of construction and partnership dynamics.

Our journey with this project even included an intriguing story behind its name, 'Maison Jar.' Amid the extensive clutter removal, we stumbled upon a treasure trove of mason jars, a testament to the previous owner's penchant for crafting salsa. It was these countless jars that inspired the nickname, blending 'Maison' (French for 'house') with 'Jar' to capture the essence of our unique undertaking.

Beckwith BRRR + Flip: 2019-2023

Duplex Renovation, Refi and Later Sold

Venturing into secondary markets outside of Ottawa, we stumbled upon a century-old duplex that piqued our interest. The idea of reviving this ageing property and increasing its value through renovations excited us. After completing the renovations, we managed to refinance it, providing the necessary funds for our next project, the Prince BRRR. Later, we sold this property for three times its initial value.

This success was a combination of a prudent investment strategy and a bit of good fortune, benefiting from the 'Covid Lift' in the market. Notably, the sale of this property was a turning point that allowed Sam to leave her job and transition into full-time real estate investing.

Duplex in Saint John, NB, Renovated and Refi

Motivated by the complex landlord-tenant regulations in Ontario, we embarked on a quest for more favourable real estate opportunities, ultimately leading us to the picturesque province of New Brunswick. After an in-person exploration that solidified our belief in the region's growth potential, we made a bold move – purchasing a duplex on Prince St. Our commitment went beyond the acquisition; we rolled up our sleeves and personally tackled the majority of the renovations over four intensive months. Additionally, we took a hands-on approach to tenant placement, ensuring our involvement at every crucial stage.

This property stands as a testament to our vision and dedication. It not only cashflows comfortably but also serves as a cornerstone of our long-term appreciation strategy.
